More Details About Our Exclusive Seller Services
Featured listings on AllisonAbles.com
AllisonAbles.com is the #1 local real estate website. We attract over 5,000 unique visitors and serve over 80,000 page views every month. Your home will be featured on our homepage and in our office listings section. Unlike standard MLS listings, we design a customized page with larger photos and more details.
Featured listings on REALTOR.com
Realtor.com is the official site of the National Association of Realtors, consistently reaching over 6 million unique visitors per month. Featured listings allow buyers to see more photos than a standard listing and provides instant access to our contact information so they can easily schedule a showing.
Featured listings on Zillow.com
Zillow.com is one of the most popular real estate sites for both buyers and sellers. By exposing your home to more buyers, the chances of a showing and a sale increase dramatically. Most real estate companies and agents reject Zillow as a source of information. Although we believe Zillow's data will never be able to beat a human opinion, more and more buyers are giving weight to your home's zestimate. We believe it is important to give buyers the information about your home that they need and want. By cooperating with sites like Zillow, we are able to secure more buyers, increase market knowledge, and sell your home faster.
Featured listings on Gainesville.com
Gainesville.com is the website for Gainesville's local newspaper, the Gainesville Sun. Thousands of local buyers browse the site for new listings and to connect with a real estate agent. Your listing will show up when buyers search for homes in your zip code.
Both buyers and their real estate agents look at the photos of your home when deciding whether to schedule a showing. It is important that they see your home in its best light. A professional photographer can make all the difference. Just take a look at the comparisons above!
Gainesville MLS Listing
Our MLS listings include every detail about your home. The MLS stands for Multiple Listing Service and it's how all of the other agents in town can see your listing details, instructions for scheduling an appointment, and important documents they will need when they are ready to bring us an offer! Our listings include up to 12 of the professional photos, virtual tour by Real Estate Shows, a well written description, and directions to your home.
Electronic Lock Boxes with Showing Alerts
The lockbox on the right is a GE Supra iBox and stores the key to your home. Only authorized real estate agents, appraisers, inspectors, etc. have access to an active key - the keypad device on the left. This device is required to open the lockbox. Users must enter a PIN code on the keypad and the lockbox records the data and then transmits it wirelessly to our office. You will receive an email after every showing letting you know the date and time the agent opened the door. Then our office follows up with the agents and buyers for feedback. The safety of your home is very important to us. One copy of your key will be kept securely in our office and another in the lockbox on your door. This may not seem like a big deal, but several agents are using combination boxes because they cannot afford these electronic boxes. Also, our showing alert emails were custom programmed and are an exclusive service provided to our sellers.
Seller Guides and Checklists
Thinking about selling?
None of our marketing matters if your home is over-priced. We will need to prepare a detailed market analysis of your property. A detailed CMA requires researching recent sales, pending contracts, current listings and expired listings to determine the most competitive price for your property. We will be happy to provide this information free of charge with no obligation.
If you are ready to take the next step towards selling your property, please include your information to receive your market analysis:
